Affordable housing for local people set in a National Park

One of our partnerships with Chagford Community Land Trust (CLT) allowed 28 new homes, with a mix of shared ownership and affordable rent to be built in Chagford, Devon.

Chagford CLT was formed in 2013 with the immediate focus of providing affordable housing for local people. Our partnership has enabled the 28 new homes at Bellacouch Meadows to provide a mix of one-bedroom flats and two and three-bedroom houses for local people.

First S106 CLT scheme

This is one of the first S106 CLT schemes. In these schemes a CLT partners with a housing association to purchase the S106 affordable homes which are part of a wider mixed-tenure site. This model has great potential to upscale the CLT movement and to enable communities to buy-in to, help shape and benefit from developments on allocated or strategic development sites which would not otherwise directly involve or benefit the wider community.

CLT developments like Chagford allow local people to stay and continue their lives in the communities they grew up in, with the comfort and security of the family, friends and networks that they build through their lives.

Partnership delivery in a National Park

This scheme in Chagford was the first National Park development we have delivered, forming part of a wider ‘masterplan’ for the village. The affordable properties form part of a larger development of 93 homes, constructed by CG Fry, which also includes a new public car park, fire station and business units.

This project also included working alongside Chagford Parish Council, West Devon Borough Council and Dartmoor National Park.

The site at Ridge View Crescent overlooking the River Torridge includes a selection of nine one-, two-and three-bedroom homes, all for affordable rent, helping those locally find somewhere to live.
