Discover 1215 and Lyne, Surrey!

In the charming village of Lyne, just off Almners Road, something super exciting is happening… A selection of 2, 3, and 4-bedroom homes for social rent, affordable rent, and shared ownership sale are under construction!

This new development, called 1215, is set to be a stunning community of 60 modern homes and green spaces. The name 1215 is a nod to the historical significance of the area, as the Magna Carta was signed nearby in a Runnymede field, back in 1215! You’ll see “Life, Liberty, Property” on signs around the site and on the development page, also indicating this history.

Features of the new homes

To get more details on the shared ownership homes, Hope, the sales negotiator, and I met with Sadie, the technical project manager, for a walkthrough. We were thrilled to find beautiful detached, semi-detached, and terraced homes, all with parking - the homes with driveways are a real showstopper. With PV solar panels, EV chargers, large windows, green window frames and entrance canopy, these homes feel extra special. And that’s just the outside! Inside, you’ll find spacious, well-designed interiors perfect for families, couples, and individuals alike. Plus, all shared ownership homes come with flooring included, and the back gardens will feature turfed lawns with a shed, providing plenty of space for outdoor activities and storage.

1215 isn’t just about beautiful homes; it’s about creating a vibrant community. There will be green spaces with a play park, perfect for kids to play and explore. Over 200 trees will enhance the natural beauty of the area, providing a serene environment. There will also be a designated walk, a scenic path around the development, ideal for getting some fresh air or walking your dog.

The village of Lyne, Surrey

During our visit, we also explored the village of Lyne. We discovered a charming village pub, perfect for a relaxing Sunday lunch, and the Lyne Village Hall, which hosts various community events and boasts a play area, a large playing field, and a pavilion, offering plenty of recreational opportunities.

Hope and I also visited the Lyne Garden Centre after a recommendation from Sadie and it did not disappoint! Just 3 minutes down the road, the garden centre offers a fantastic selection of flowers, gifts, produce, DIY supplies – everything you could want. Of course, we couldn’t end our trip without a treat at the amazing Hygge Café. And it’s dog-friendly! I can easily imagine walking the dog in the afternoon and stopping by for coffee and cake.
